Situated on the A832 Wester Ross Coastal Route at the eastern end of the village of Laide, the property enjoys a coastal position overlooking the beach on Gruinard Bay.  Panoramic views of the Bay and distant vistas of the mountains and the Summer Isles are available from the Park located in what has been described as the most beautiful area of north-west Scotland.

The Park was developed some 35 years ago on an area of level ground immediately adjacent to the beach.  It is bounded on two sides by the Laide Burn and is connected from the main road by a tarmac entrance and interior roads. Permanent planning permission exists and the Park is licensed by Highland Council for a total of 55 holiday units as noted on page 1 of these particulars.  Operation of the park is on a seasonal basis, the season being from 1 April to 31 October each year.  The present owners (although having chosen not to do so) do not foresee any difficulty in gaining an extension to the licence to permit year-round operation as this would bring additional trade to local businesses in what otherwise is a quiet period of the year.

Currently, there are 7 letting caravans which are owned and operated by the Park and which occupy positions overlooking the beach.  There are a further 7 privately owned holiday caravans.  There is one unused pitch available for occupancy by a private owner.  All static caravan pitches are serviced with water, electricity and drainage.  A further four units are owned by the Park and comprise the Office/Reception/Ladies Showers, two workshops and the laundry/linen store.

In addition, there is a new timber building which houses two washing-up sinks with hot water and a washing machine and tumble dryer for use by visitors and for which currently a charge of £5 is made for each load washed and dried (based on the honesty principle).

In addition to the Park itself, there is included in the sale a large detached owner`s house set in a private, fenced-off garden of approx. 0.25 acres.  The house comprises: on the ground floor, a large lounge with wood-burning stove, feature Caithness stone hearth and bay window with stunning views across the bay, dining room, large breakfasting kitchen, double bedroom with built-in wardrobes and en-suite shower, bath & toilet, utility room, walk-in understair cupboard, toilet with wash basin and, on the upper floor, 3 double bedrooms, shower with toilet and basin, study and large storage room.   The property also benefits from all the advantages of underfloor heating throughout. The house would be ideally suited for use as a “bed & breakfast” should the new owners wish to expand the business.

The property is connected to mains water and electricity. Drainage to a septic tank conected to the village sea outfall.
